Summary of Job Details:
The Project Manager serves as the campus expert for hazardous building materials and as the campus liaison with regulatory officials. Manages the campus Asbestos & Lead programs and determines strategies for achieving campus objectives for compliance. Has the authority to perform inspections and surveys in campus buildings and project sites, and conduct air sampling and clearance inspections to document compliance with applicable California OSHA standards and University policy. Prepares abatement specifications for Capital Improvement Projects and verifies contractor work practices to ensure the work is performed in compliance with codes and regulations governing asbestos and lead abatement work. Resolves conflicts and responds to concerns regarding asbestos abatement work independent of design professionals or other project consultants. Acts as the University representative responsible for all aspects of the administration and oversight of Capital Improvement Projects, and of deferred maintenance and major infrastructure upgrade projects. Projects range widely in size, complexity, scope and contract value. Has the authority to independently interpret contracts, negotiate changes in the Work, hire and manage professional consultants, oversee development of plans and specifications, create budgets and manage expenses, direct the work of project support staff, serve as liaison with all campus departments, and obtain project approvals and permits. These activities are executed within the framework of University policy and pertinent local, state and federal laws and codes. Responsible for all aspects of the programming, design, bid and construction process and must possess advanced project management skills to effectively manage complex projects with critical timelines. Execution of assigned duties requires frequent problem solving and a high degree of autonomy in decision making while also working collaboratively with clients, consultants, contractors and other campus departments.
Required Qualifications:
- Bachelor’s Degree in Architecture, Engineering, Construction Management or related field.
- 5+ years of progressively responsible experience in the area of project management of capital improvement projects.
- Advanced knowledge of legal standards regarding hazardous building materials and compliance with applicable federal, state and local regulations.
- Advanced knowledge of building and construction, design, construction contract administration and California Building Codes, including advanced understanding of industry practices, or deep expertise in a highly specialized and critical discipline.
- Advanced project management skills to effectively manage highly complex projects, or highly specialized and critical project component.
- Advanced knowledge of the organization, including its infrastructure, rules, regulations, policies and short- and long-range strategic building plans.
- Advanced analytical, organizational and problem recognition / avoidance / resolution skills.
- Advanced written, verbal, and interpersonal communication skills, including highly effective negotiation skills and highly developed political acumen.
- Advanced ability to manage contractors and maintain compliance to the agreed-upon scope of work and budget.
Special Conditions of Employment:
- May be necessary to pass pre-employment physical exam.
- Must be physically able to wear a self-contained breathing apparatus.

Hiring/Budgeted Salary Range: $140,000 to $150,000/year.
Full Salary Range: $97,200 to $182,000/year.
Days/Hours: M-F 8am-5pm
